Frequently asked questions
Do I need the certificate to sell my flat?
In Catalonia, yes: since 3 October 2026 the law requires it to sell or rent. In the rest of Spain it isn't mandatory, but it's advisable if the home was built before 2002.
What papers do I need to sell or rent out?
It depends on the region. The energy certificate, everywhere in Spain. The asbestos certificate, in Catalonia (and advisable elsewhere if the property was built before 2002). The habitability certificate, only in some regions: we check for you. With the “Everything to sell or rent” plan we do all three in one visit.
What if the certificate identifies asbestos?
You can still sell or rent: the certificate is for information only. If you want it gone, we give you a quote that same day.
Who removes the asbestos?
Removal is carried out by personnel registered in the RERA (Spain's register of companies at asbestos risk), certified, and always with a work plan approved by the labour authority. That's what the law requires: only staff of RERA-registered companies (companies authorised to work with asbestos) may handle it. You only ever deal with us.
Can solar panels go on a uralita roof?
No. First the roof is replaced, then the panels are mounted on the new one, as part of the same project.
