A technician inspects everything visible and accessible in the property and signs the certificate: it states whether there are materials that may contain asbestos (uralita, the Spanish word for asbestos cement) and what condition they are in.

Habitability certificate (cédula de habitabilidad)

The cédula de habitabilidad is a Spanish regional document confirming that a home is fit to live in. In Catalonia you need it to sell or rent out; other regions do not always ask for it (or give it another name).

Can I order just one certificate?

Yes. You can order one, two or all three. If you combine them, the technician does them in the same visit and it works out cheaper.

When will I get the certificate?

The technician visits the property within 48 h* and we send you the signed certificate 4 h* after the visit, whichever certificate or combination you choose.

What does the asbestos certificate price include?

The visit, the inspection of everything visible and accessible, and the signed certificate. Lab analysis is extra, and only if the technician recommends it. It is not issued by a public register: it is signed by a competent technician.

Why are industrial buildings, commercial premises and apartment buildings quoted individually?

Because the work depends a great deal on the size and type of building. We give you the price after assessing the property, with no obligation.

Do industrial buildings and farms need an energy performance certificate?

Buildings in industrial use and non-residential agricultural buildings are exempt. Offices, commercial premises and shops do need one. We confirm it for your case.

What if the certificate finds uralita?

It does not stop you selling or renting out. We tell you what is best to do and, if you like, give you a full quote for removal and replacement. Removal is carried out by personnel registered in the RERA (Spain's register of companies at asbestos risk), with an approved work plan, under our technician's direction.
