Good to know
- The habitability certificate (cédula de habitabilidad) is a regional document: not every Spanish region requires it. We check whether yours does for your property.
- It is required in Catalonia and the Balearic Islands. In the Valencia region there is a similar document: the second occupancy licence or statement (licencia or declaración responsable de segunda ocupación).
- Other regions, such as Asturias, Cantabria, Navarre, Extremadura, La Rioja, Murcia or the Canary Islands, have their own document or their own rules. The rest do not ask for it.
- Your region's official fee is extra, if there is one. We pay it for you and pass it on at cost.

What is the habitability certificate?
It is a document issued by your Spanish region. It says the home meets the minimum conditions to live in: floor area, light, ventilation, water and a bathroom, among others.
Do I need it to sell or rent out?
It depends on where the property is. In Catalonia and the Balearic Islands it is required to rent out and, in general, to sell and to connect electricity or water. In other regions it has another name, such as the second occupancy licence, and we handle that too. With the address, we tell you what your region asks for.
Can I get it together with the other certificates?
Yes. The Sale & Rental Pack includes the asbestos certificate, the energy certificate and the habitability certificate, if your region requires it. One visit and one contact person.
What does the price include?
