How much does it cost to replace an asbestos-cement roof?

It depends mainly on the square metres and the access. As a guide, a 60-100 m² home usually comes to between €5,000 and €9,500 + VAT with removal and sandwich panel and, in Catalonia, the ARC grant can cover a good part of the removal. We give you the range straight away from the satellite measurement, and the fixed price from 2-3 photos or after the visit.

Can I remove it myself?

No. Cutting, breaking or transporting fibre cement requires a company registered in the RERA and an approved work plan. The waste must also go to an authorised waste manager: it can't be taken to an ordinary recycling centre or thrown out with building rubble.

Do I have to replace it before 2032?

No. 2032 is a European reference target, not a mandatory deadline under Spanish law. What Catalan law does say is that, once asbestos has been identified, the owner must keep the property free of these materials, without yet setting a specific deadline for private homes.

How long do the works take?

For a home, the works themselves usually take a few days; for large industrial buildings, longer. Before that you have to wait for the work plan to be approved (the labour authority has up to 45 days) and for the council permit. That's why it pays to start early, especially if you want to make the next grant call.

Who carries out the works?

Our team takes care of your works from start to finish. Removal is carried out by personnel registered in the RERA (Spain's register of companies at asbestos risk), with an approved work plan, under our technician's direction. That is what the law requires (RERA: Registro de Empresas con Riesgo de Amianto). You sign a single contract, have a single person in charge and receive all the paperwork in your folder.

Is the grant paid before or after the works?

In Catalonia, after. The ARC call is retroactive: it covers works already carried out within the period set by each call, and you apply when the window opens, first come, first served, until the budget runs out. That's why we keep all the paperwork for your works and submit it ourselves as soon as it opens. In other regions it depends on each programme: we explain it with the quote.

Replacing uralita: what the price depends on

Uralita is fibre cement: cement reinforced with asbestos fibres, used in Spain on millions of roofs until it was banned in 2002. While it is intact and left alone, the risk is low; over the years it deteriorates, cracks and can release fibres, and any handling (cutting, drilling, breaking) is reserved for companies registered in the RERA.

The price of replacing an asbestos-cement roof has three parts. Removal, carried out by personnel registered in the RERA: work plan, protection, sealed wrapping, transport and landfill. It has significant fixed costs, which is why on small roofs the price per square metre is higher than on an industrial building. The new roof, usually insulated sandwich panel, at €40-60/m² installed. And access equipment: crane, scaffolding or a safety line, depending on access.

In Catalonia, the Catalan Waste Agency (ARC) grant pays per square metre removed and can cover a good part of the removal on a home: an 80 m² roof means an estimated €3,200 grant. It doesn't cover the new roof or VAT, and each call has a limited budget (€10.5 million in 2026), so having the paperwork ready on day one makes all the difference.
