Frequently asked questions
Is the energy certificate mandatory?
Yes. Everywhere in Spain it is required to sell or rent out a home or commercial unit, and the energy label must appear in listings. In Catalonia, since 3 October 2026, you also need the asbestos certificate; in the rest of Spain it is recommended if the property was built before 2002.
How long is it valid for?
Ten years. If the rating is G, it is valid for five years at most. If you carry out improvements that make the property more efficient, you can renew it earlier to show the new rating.
What does the technician check during the visit?
They measure the home and check its orientation, windows, insulation, heating, air conditioning and hot water. From that they calculate energy use and emissions, and suggest improvements.
How long does it take?
The visit takes about 30-45 minutes and we deliver the certificate within 48 h. We handle the registration with your regional government at the same time.
What do I need to have ready?
Nothing special: access to every room and, if you have them to hand, the details of the boiler or the air conditioning. Recent bills or renovations help us fine-tune the rating.
Can I do it together with the asbestos certificate?
Yes, it's the most practical option if you are selling or renting out: the Sale Pack includes both in a single visit, plus the certificate of occupancy if you need it.

What the energy certificate is for
The energy performance certificate (in Spain, the "certificado de eficiencia energética" or CEE) rates your home with a letter from A (most efficient) to G (least efficient) based on its energy use and CO₂ emissions. It is required to sell or rent out anywhere in Spain, and the label must appear in the listing from day one.
It is signed by a qualified technician after visiting the home. It then has to be recorded in the register of the regional government (in Catalonia, the Catalan Energy Institute, ICAEN): we do this for you and leave the receipt in your online folder.
If you are selling or renting out in Catalonia, remember that since 3 October 2026 you also need the asbestos certificate; in the rest of Spain it is recommended if the property was built before 2002.
