Does your flat need an asbestos certificate?

How the checker works
With the address we look up the Catastro's online service (Sede Electrónica del Catastro), which publishes the year of construction, floor area and use of every property. With that data we apply your region's rules (in Catalonia, Llei 8/2026, the Catalan asbestos law) and give you a verdict and a fixed price.
In Catalonia, the obligation does not depend on the year. Article 21 of the law requires the certificate for every sale or rental in Catalonia, whether the building dates from 1965 or 2015. The year matters for something else: asbestos was banned in Spain in 2002, so in older buildings asbestos-containing materials (downpipes, water tanks, fibre-cement roofs) are more likely, and in newer ones they are unlikely.
If your building has parts from different periods, we take the oldest year. If the Catastro can't find the number, we suggest the numbers that do exist on that street. And if the property is outside Catalonia, we tell you that it isn't mandatory there yet, although it is advisable before selling, renting out or renovating a property built before 2002.

No. It tells you whether you need the certificate and how likely asbestos is given the year. Whether there are asbestos-containing materials is described by the technician during the visit, through a visual inspection.
